The brief was to provide a mixed use development at the corner of Bow Lane East in the city centre close to St Stephens Green.

The building is part three storey part two storey office accommodation over ground floor and basement retail.

The floor plans are designed to allow for flexibility of use and to maximise the light penetration into the depth of the plan.

The building is conceived as two volumes, brick clad flush glazing and render and concrete which interlock and overlap at ground and basement levels.
